LAND ENTITLEMENT
We specialize in buying large, complicated tracts in the path of growth. Typically we are looking for significant challenges that we can solve through the entitlement process. This takes a lot of experience and patient capital, as the process of pre-development takes years. Some issues we have solved include: rezoning, wetlands issues, civil engineering, utility extensions, creating MUDs, negotiating reimbursement agreements, forming new tax jurisdictional entities with cities, detention hydrology engineering, oil and gas surface control entitlements, legal encumbrances, water wells, and more.
